"A banker is a man who lends you an umbrella when the weather is fair, and takes it away from you when it rains." A few are viewing bankers that way these days. There is money out there, but the rules have changed and it is tighter.

Well, here we are in March 2010 and activity has continued in the residential market. Some areas have experienced a slight rise in values. Properties are going out over the asking price, especially in the low end price ranges. The low-end condos in Ventura and Oxnard are still being swooped up.

The high-end properties are now feeling the crunch. We have had less activity in the higher priced properties over the last year, so the drop in prices has not been as noticeable as the homes and condos under $1,000,000. So far the high-end properties have been spared the 50% drop we have seen in the lower priced properties; however, we do have some foreclosures and short-pays in this price range. There is a plateau of sorts. Not to say there will not be some further price drops, but not so sweeping as last year and a lot of first time home buyers are finding they can afford a home and are taking advantage of the government incentives. The inventory is way down from last year, but activity was slower in January. We will see what the second quarter brings!

The investors and first time home buyers are still driving the market!

So, for the investor, there are a lot of great opportunities out there right now! Interest rates are low, making this a smart time to invest. Check with your lender. Want a referral, call me. Lots of money out there in search of a borrower!!!
